Source text - English If the lessor at any time during the term of this lease or any renewal or extension thereof receives a bona fide offer to purchase the leased premises from a third party purchaser which offer the lessor desires to accept, lessor agrees to give lessee 10 business days' notice in writing of such bona fide offer, setting forth the name and address of the proposed purchaser who has made the offer, the amount of the proposed purchase price, and the terms of payment thereof. The notice shall include a full copy of the exact offer lessor is willing to accept. The lessee shall have the first option to purchase the leased premises within the above mentioned 10 business day period at the same price and on the same terms of any such proposal. In the event that the lessee does not exercise its option to purchase the leased premises within the aforesaid period and premises for any reason are not sold pursuant to the bona fide offer set forth in the notice, then lessee shall have, upon the same conditions of notice, the continuing first option to purchase the premises upon the terms of any subsequent bona fide offer or offers to purchase. Should lessor, in the absence of the exercise by lessee of its option to purchase hereunder, consummate a sale to any such bona fide offeror, such sale shall not, in any manner, affect the right, title, interest and estate of lessee under this lease.
Translation - Spanish En caso de que el locador, en cualquier momento durante la vigencia del presente contrato de locación o de cualquier renovación o extensión posterior del mismo, reciba de buena fe una oferta de compra de la propiedad locada por parte de un tercer comprador y éste deseara aceptar dicha oferta, el locador se compromete a notificar al locatario por escrito, con 10 días de anticipación, sobre dicha oferta de buena fe. En esta notificación deberá incluir nombre y dirección del supuesto comprador que ha hecho la oferta, el precio de compra propuesto y las condiciones de pago de la misma. Source text - English Imagine you have a machine in your garage that every year gives you $100,000. Whatever happens, you know you can count on that machine to provide you with that money. Will you have that machine insure and for how much money?
Every time I make that question to my potential clients on our first or second meeting their responses are always the same. They start smiling only at the idea of having that beautiful machine at their homes. Of course they all say they will insure the machine for at least $1 million. Then, I take them back to reality and explain them that the machine is actually all and everybody of us. Every husband and wife in a household is that machine because we all have the potential to generate the money needed for the household to survive. Some generate less and others more than the $100,000 but we all are that machine. However, the percentage of the US households that have life insurance is according to LIMRA less than 44%, and what is worst, that number decreased in 2010.
Life is difficult and we all struggle in one-way or another. Most people and families are running from one thing to the other trying to fulfill pressures from their jobs, spouses, kids, etc. At the end of the day we are exhausted, and go to bed with the feeling that nothing important was accomplished. We fall sleep and before we know it is morning again and there we are going to the races for another day. Days, months, years go by and that feeling of having not accomplish anything becomes bigger and bigger. Eventually, people get older, closer to retirement and then they realize they do not have enough money, and what is worst Social Security will provide them close to nothing, so they either have to keep working until the day they die or they decrease their standard of living significantly.
I am sorry if this sounds as a very depressing article. Unfortunately, what I had described is something that I see in my line of work all the time, and it is sad to see older people with no money, that have to keep working when they should be resting after a life of work and sacrifices.
I cannot stress this concept enough. If you are the head of a household, your family can be in good or bad shape financially speaking; it all depends on you. Ask yourself the following question: What will happen to my family if I die tomorrow? As a family, do we have enough to subsist any type of emergency situation (i.e. health, accident, loss of income, etc.)?
As the late Dennis Hoper used to tell us in a commercial “You need a plan”. But you don’t need a plan only for retirement, which is only part of the journey. You need a plan to generate a comfortable and secure financial base for you and your family. Something that will give you peace of mind at the end of every day, the feeling when you go to sleep that with that day’s work and activities you accomplished something.
Plato said: “the most important part of the journey is the beginning”. Why don’t you start that journey today?

Luego los hago volver a la realidad y les explico que la máquina en realidad somos todos y cada uno de nosotros. Cada esposo y esposa en su hogar es esa máquina ya que todos tenemos el potencial para generar ese dinero que el hogar necesita para sobrevivir. Algunos generan menos y otros más de 100.000 dólares pero todos somos esa máquina. Sin embargo, el porcentaje de hogares en los Estados Unidos que cuentan con seguro de vida es, de acuerdo a LIMRA menor al 44%, y lo que es peor, esté porcentaje bajó en el 2010.
En la vida existen dificultades y a todos nos toca luchar de alguna forma u otra. Casi todas las personas y familias corren de un lugar a otro tratando de cumplir con las presiones de sus trabajos, cónyuges, hijos, etc. Al final del día estamos exhaustos y nos vamos a dormir con la sensación de que no hemos logrado nada importante. Nos quedamos dormidos y antes de que nos enteremos ya es la mañana otra vez y nos largamos a la carrera otro día más. Pasan días, meses y años, y esa sensación de no haber logrado nada crece cada vez más. Con el transcurso del tiempo la gente envejece, se acerca a su edad de retiro y se da cuenta de que no tiene suficiente dinero, y lo que es peor, la Seguridad Social no le da casi nada, por lo tanto, o bien tiene que seguir trabajando hasta que muere, o bajar significativamente su calidad de vida.
Perdón si todo esto suena demasiado deprimente. Lamentablemente, esto que he descripto es algo que veo en mi línea de trabajo todos los días. Es muy triste ver personas mayores sin dinero, que tienen que seguir trabajando cuando deberían estar descansando luego de toda una vida de trabajo y sacrificio.
No me canso de destacar la importancia de este concepto. Si usted es jefe de familia, su familia puede estar en buena o mala situación financiera; todo depende de usted. Hágase la siguiente pregunta: ¿Qué pasaría con mi familia si muriera mañana? Como familia, ¿Tenemos lo suficiente como para enfrentar cualquier tipo de emergencia (enfermedad, accidente, pérdida de ingresos, etc.)?
Como nos diría el fallecido Dennis Hopper en un comercial “Usted necesita un plan”. Pero necesita un plan no solo para el retiro, que es solo una parte del viaje. Necesita un plan para generar una base financiera cómoda y segura para usted y su familia. Algo que le dé esa tranquilidad al final de cada día, la sensación, cuando se va a dormir, de que con el trabajo y las actividades realizadas ese día ha logrado algo.
Platón dijo: “La parte más importante del viaje es el comienzo”. ¿Qué espera para comenzar su viaje hoy mismo?
