One of the obligations of the firm to which premises are being sublet:
Соблюдать условия режима и использования Помещения, существующие в Здании, где находится Помещение.
I don't understand what режим means here; "regime" would make no sense to me in English. Is the "и" superfluous? I would understand it better if it were, though in that case I would leave режим out anyway.
